Every lot or unit owner is required to maintain their property and follow the Association’s governing documents. When purchasing a home in a Community Association, homeowners agree to abide by the established guidelines and restrictions, often referred to as the Declaration of Covenants or Protective Covenants. When these restrictions are reasonably and properly enforced, they help preserve the property values within the Association.

Associations are responsible for enforcing covenants, conditions, and restrictions consistently and fairly for the benefit of all homeowners. While this may seem straightforward, it can be challenging for HOA and COA boards to enforce covenants in a way that feels consistent and fair to everyone. Selective enforcement is a common complaint in Community Associations.

Associations also maintain the community’s common areas, infrastructure, and components, such as parks, playgrounds, and private roads. Keeping these common properties in good condition helps increase the property values for all members.
